Before you sell your home, it’s a great idea to have the property evaluated by a professional home inspector. A Pre-Listing Inspection allows a seller to have a clear understanding of the home’s condition before it goes on the market. This can give you a better idea of the property’s value and creates an opportunity to preemptively resolve any issues that could reduce a buyer’s offer or stall negotiations.
New Construction Inspection
When a new home is finished being built or entering the final stages of construction, we recommend scheduling a professional inspection. By having the condition of a new home evaluated, any material defects or oversights in system installation can be identified and addressed before it’s time to move in.
If Slopeside Home Inspections conducted an inspection for you that turned up any issues that have since been repaired, we gladly offer Re-Inspections to ensure that the work was performed correctly. Whether it was defective drywall or an issue with the electrical system, we’ll carefully examine any repairs or improvements that have been made to make sure that everything is safe and operational.
Radon is a harmful radioactive gas that originates from the decomposition of rock and soil deep underground. When radon escapes the surface, it’s possible for the gas to concentrate inside your home. Radon is the number one cause of lung cancer in non-smokers, according to the Environmental Protection Agency (EPA) estimates. Overall, radon is the second leading cause of lung cancer, right behind smoking. Radon is responsible for aproximately 21,000 lung cancer deaths every year. About 2,900 of these deaths occur amoung people who have never smoked. Odorless and invisible, radon can only be detected by specialized instruments. Fortunately, we have the training and the tools necessary to make sure that your home is radon-free.
Mold inside a home can cause numerous health problems for residents and necessitate costly structural and superficial repairs. The presence of mold can’t always be easily seen, and the moisture that harbors it can long go undetected. Slopeside Home Inspections is certified to test your home for mold to make sure that your health and investment are protected.
Wood Detroying Organisms Inspection
Wood destroying organisms, such as termites, can wreak havoc on the structure of a home. Ongoing or previous infestations can result in significant damage that may not be immediately visible. Slopeside Home Inspections is trained to identify the signs of previous WDO damage and current infestations so that we can provide you with a clearer picture of the home’s condition.
Home Energy Score
The City of Portland ordinance went into effect on January 1st, 2018 and requires homes listed for sale in the Portland real estate market to receive a Home Energy Score, which provides information on a home’s relative energy performance. The Home Energy Assessment takes about an hour to complete. More than seventy pieces of home information are collected during an energy assessment. Information about a home’s envelope (foundation, insulation, walls, windows) as well as its heating, cooling and hot water systems will be entered into energy modeling software. A report will then be generated with a score from 1-10, 1 being the least efficient and 10 being the most efficient. Please feel free to contact us with any questions you may have.
