Multifamily Housing Home Inspection Cost

ADUs, Duplexes, Triplexes, and Multifamily Homes

The pricing for attached ADUs, duplexes, and triplexes is based on the total square footage, and the number of units in the property. To figure out pricing, start by pricing the total square footage of all the units and add $150 per unit. For example, an 1,800 square foot duplex (total sq. ft. & assuming built in 1979 or newer) would be $500 based on single family home pricing, plus $150 for each unit for a total of $800. Detached units (ADUs) are priced separately as single family homes.

Condos – Interior Only

Condos inspections are interior only inspections. This is because the exterior, including the siding, roof, attic and crawlspace are typically covered by the condo association. However, if you would like these areas inspected, please use single family home pricing.

Built in 1980 or Before

For homes built between 1951 – 1980, please add $75 to the inspection. If built between 1921 – 1950, please add $100, and if built before 1920, please add $150. This helps cover the increased costs related to inspecting older homes. Older homes typically take longer to inspect, and there are more environmental safety precautions that are associated with older homes.

Re-Inspections

Re-inspections are $250 an hour with a 1 hour minimum, giving you peace of mind that defects discovered in our inspections have been repaired prior to closing. For every 15 minutes over 1 hour, add $25. Please call or email us to schedule your re-inspection.

WHAT IS A HOME INSPECTION?

A home inspection is an unbiased evaluation of the condition of the visible and accessible items and components of a home as defined by the WA Standards of Practice. It is most often performed during a real estate transaction, but can also be performed as annual maintenance inspections.

WHAT DOES A HOME INSPECTION COST?

Rates will typically not vary more than $100 between different companies, and are based on the square footage and age of the property. Slopeside Home Inspections doesn’t strive to provide the cheapest cost, but rather to provide the best value. I encourage you to not base your decision on price alone, as a home purchase is one of the largest financial decisions you will make in your life. Quality is remembered long after the price is forgotten.

WHAT ALL IS INCLUDED IN A HOME INSPECTION?

A home inspection will typically include an examination of the foundation and basement, roof, attic, heating and cooling systems, electrical and plumbing systems, as well as the general condition of the structure itself. An inspector will look for poor construction practices and make note of any repairs that might be required or any general maintenance issues. Importantly, they will also make note of any health and safety issues that need to be addressed.

HOW LONG DOES A HOME INSPECTION TAKE?

Typical inspections last anywhere from 2 1/2 – 3 1/2 hours depending on the age, condition, and size of the home. Larger homes, older homes, or homes that have not been well maintained always take longer than smaller, newer, well maintained properties.

DO YOU OFFER SEWER SCOPES & RADON TESTING?

We offer both sewer scopes and radon testing. With a home inspection, the cost of a sewer scope is $150 and a radon test would be $175. As a stand alone option, the cost of either service would be $225 each.
