Home Inspection Details
Condos/Townhomes – Interior Only
Condos/Townhomes are usually an interior only inspection. This is because the exterior, including the roof are typically covered by the homeowner’s association. However, if you would like these areas inspected, please use single family home pricing.
ADUs, Duplexes, Triplexes, and Multifamily Homes
The pricing for attached ADUs, duplexes, and triplexes is based on the total square footage, and the number of units in the property. To figure out pricing, start by pricing the total square footage of all the units and add $100 per unit. For example, an 1,800 square foot duplex (total sq ft & assmuming built in 1979 or newer) would be $350 based on single family home pricing, plus $100 for each unit for a total of $550. Detached units (ADUs) with their own address are priced seaperately as single family homes.
Re-Inspections
Re-inspections are $195 an hour with a 1 hour minimum, giving you peace of mind that defects discovered in our inspections have been properly repaired prior to closing. This is sometimes required by lenders. Please call or email us to schedule your re-inspection.
Built in 1978 or Before
For homes built in 1978 or before, please add $75 to the inspection. This helps cover the increased costs related to inspecting older homes. Older homes typically take longer to inspect, and there are more environmental safety precautions that are associated with older homes.

WHAT IS A HOME INSPECTION?
A home inspection is an unbiased evaluation of the condition of the visible and accessible items and components of a home as defined by the WA Standards of Practice. It is most often performed during a real estate transaction, but can also be performed as annual maintenance inspections.
WHAT DOES A HOME INSPECTION COST?
Rates will typically not vary more than $100 between different companies, and are based on the square footage and age of the property. Slopeside Home Inspections doesn’t strive to provide the cheapest cost, but rather to provide the best value. I encourage you to not base your decision on price alone, as a home purchase is one of the largest financial decisions you will make in your life. Quality is remembered long after the price is forgotten.
WHAT ALL IS INCLUDED IN A HOME INSPECTION?
A home inspection will typically include an examination of the foundation and basement, roof, attic, heating and cooling systems, electrical and plumbing systems, as well as the general condition of the structure itself. An inspector will look for poor construction practices and make note of any repairs that might be required or any general maintenance issues. Importantly, they will also make note of any fire and safety issues that need to be addressed.
HOW LONG DOES A HOME INSPECTION TAKE?
Typical inspections last anywhere from 2 – 3 hours depending on the age, condition, and size of the home. Larger homes, older homes, or homes with multiple issues always take longer than smaller, newer, well maintained properties, and can easily take longer than 3 hours to inspect.
DO YOU OFFER RADON TESTING & SEWER SCOPES?
We do offer radon testing and charge $150. We do not offer sewer scopes, but we are more than happy to schedule it for you. We use 48 Hour Inspection based out of Portland, and they charge $125.
